Default What would a realtor or seller do

Family of four looking to sell and tri-level townhome in USA. We bought our home in 2016 and we could stay at least 2 more years. Our negatives about our home is our HOA is $500, the complex is old and the paint is bad along with no amenities. Inside the home negatives are a small leak in the shower ****, we need new carpet in the living room and we want to refinish both our fiberglass tubs. The home was kept in great shape by previous owners and we love the home and neighbors. We love the convenience of being 12 minutes to the beach and parks nearby. We are in a gated area with a 2 car garage and a 20x20 usable space backyard patio which is rare here. We are contemplating selling and either living abroad or renting and living abroad. The comps and realtor friends I know both show and tell anywhere from 60k to 100k equity. What would you as a seller or buyer do in my situation? We cannot afford to buy a single family home in our area even with the max sell. Home has 2bd 2 1/2 ba, bedrooms are on third level while half bath and living room downstairs 1250 sqft. Would you fix the leaks and sell it as is? Whole new carpet? We have tile countertops not bad for us but would you do a refinish? Shower refinish? We bought the home a little cheaper than asking because of the bad HOA it is getting better on funds but still $500 for a gate, water, and maintenance is too much. Any feedback is much appreciated.
